Entitlement work and concept design for 181 new condominiums at the corner of 7th Street and Santa Fe in downtown Los Angeles. The project features various sized lofts from 825-1450sf and 2,300sf of retail space with 3 levels of above-grade parking for 420 cars.

The key concept for this urban oasis is a strategy that places two-story live-work units at grade to tie into the urban fabric and strengthen pedestrian qualities around the site. Three stories of above-grade parking are then capped by loft units rising above the surrounding industrial buildings. This enables residential units to capture views of downtown Los Angeles, the Los Angeles River and surrounding mountains.

The layout respects the neighboring urban fabric while emphasizing green spaces, walkways, natural light and ventilation. Solar panels on the south side and roof tops provide energy efficiency as well as visual impact.
