This single-family house utilizes modest materials
and a few details to achieve elegance and
affordability and transcend expectations of cost-conscious
conventional construction.

California seismic and energy codes have made the walls of glass typical of mid-century modern design intrinsically expensive by requiring steel framing and increased insulation. At the 11th Street House strategic limited placement of glass avoids this cost and allows for conventional wood shear wall construction, while still making the hallmark indoor/outdoor connections of modern homes.
