The project quietly provides higher density development in a rapidly changing beach-side neighborhood. The ground level is programmed with small spaces (approximately 1,000-1,500 sf) to attract boutique business typical along the street. The residential lofts above maximize flexible living by incorporating high ceilings, natural light and a variety of unique interior spaces. Of the 22 units, 2 are affordable (very low income) as required by the City. A combination of private and shared open space, on the podium level, is landscaped with native plants and subterranean and on-grade parking for 80 cars is accessed from the alley.
