As a key component of Santa Monica’s vision for
revitalizing its Civic Center, Belmar Apartments provide
mixed-income housing (50% affordable) organized
around the concept of a “living street.”

The heart of Belmar Apartments is the “living street,” an informal walkway framed by condominiums and retail to the north and affordable artist lofts that buffer affordable family housing to the south. Belmar Apartments transform the original Civic Center concept into a more neighborly and sustainably responsive masterplan, bridging the adjacent residential neighborhood and the larger scale of Civic Center buildings. Koning Eizenberg (in collaboration with Moore Ruble Yudell) lead the community process for the masterplan and developed the design of affordable housing segments.
