This site negotiates four different contextual conditions - avenue, beach access cul-de-sac, hotel, and residential side street - by dividing into four parts around a central courtyard.

A rock base grounds the project to its coastal location and creates continuity for pedestrian paths that move through the site.

Pleated sides use screens to steer views towards the ocean, while the avenue-facing bar offers deep balconies above ground floor retail.
