A set of straightforward organizational strategies define edge and center to establish a framework for urban living. Two-story live/work units are located at the street, with retail at the Southwest corner to stimulate activity. While approved by the city, the Great Recession left this project unrealized.

A green-screened parking structure acts as a podium for loft units, where 3-bar organization allows for internal open-air streets, courts, daylight penetration, and cross-ventilation for all spaces.
